RATEPAYERS in Selayang are the latest in Selangor to undergo a property evaluation exercise which could see a hike in their assessment tax.
This follows a similar exercise carried out by two other Selangor councils since last year.
According to the Selayang Municipal Council (MPS), property owners have until May 31 to send in their objections against the new tax rates.
The exercise will involve some 222,482 account holders within MPS’ jurisdiction.
MPS Corporate Department director Mohamad Zin Masoad said that the revised rates are based on latest property valuations and rental rates.
“Currently, the rates are based on a valuation exercise that was last carried out in 1992.
“The new valuation list is still being reviewed and objections can still be made. The new rates are also subject to approval from the state government,” he said in a statement to StarMetro.
He added that the percentage of increase in assessment tax would vary based on the size and use of the property.
“The increase does not exceed 25% for ‘standard’ properties. For properties with added floor space, the percentage increase varies according to the building size.”
Property owners were caught by surprise when they started receiving notices of the proposed assessment hike by MPS.
Commenters on the council’s social media page said that while the notices were supposed to have been sent out starting April 1, most only received them several days ago.
MPS said that the initial deadline was supposed to be May 10, but has since been extended to May 31.
Owners can download the objection forms from the MPS official website (https://www.mps.gov.my) and email them to the Valuation and Property Management Department via bantahancukai@mps.gov.my

Prior to this, the Kajang Municipal Council (MPKj) carried out the property price adjustment exercise last year while the Ampang Jaya Municipal Council (MPAJ) is in the process of calling for objections.
For MPAJ, the new rates would be in use in 2025 if approved by the state government. The last evaluation exercise was carried out in 1997.

MPKj announced an increase in assessment tax for property owners by 20% to 30%, based on valuation in 2020.
The last revision was done in 1985. To cushion the impact of the hike, the assessment tax will be implemented in two phases, 50% this year and fully in 2025.
